Duncan Street Residences Our client wanted to build a new building for two residences targeted to sophisticated buyers in San Francisco. In this narrow site, we have carefully laid out the plan so that the two residences have completely separate entrances, providing a greater sense of privacy and identity. Each residence also has its own private spacious outdoor area. (These contrast sharply with more typical plans of this kind in the city, where entrances, corridors and outdoor spaces are shared.) The light well is placed next to the existing light well of the easterly neighbor's structure, increasing the amount of light to come into both units. The staircases and hallways within are designed to create a diversity of places with varied sizes, heights, views and light. The interior space is open and full of natural light. As in other projects, we have carefully designed details as integral part of the architecture. Both residences have been successfully sold in the middle of a deep economic recession.

The proposed design integrates works of art and landscape in collaboration with Wayne Zebzda, a San Francisco artist. Symbolic elements and citizen's participation are proposed to reinforce the sense of community. Chosen among more than 100 entries, the design has received a meritorious award.
